I am interested in purchasing a Mk 1 27. At the moment it is riding bow down at its mooring. There are no major leaks apparent and the bilges are relatively empty.
Please could someone tell me what the reason may be ??? Could the Hull be allowing water to get into the balsa sandwich. ??

My first guess would be a problem with the mooring. Can you see the mooring float or is it submerged? Are the headlines going straight down? How does the boat sit when not tied to the mooring?
Is the painted waterline underwater at the bow or is the waterline just not even with the surface of the water across the length of the boat? C&C27s are relatively light boats and alot of things might effect their trim. Something heavy ahead of the watertank, like anchor chain, coupled with a full watertank might make it appear to ride low. Is the A4, battreries and fuel tank still in place or has the boat been converted to an outboard? Take 400lb out of the aft of the boat and replace it with 220 lbs in the bow and I would guess that the boat might ride bow down a bit. Bad paint work during the last bottom job might make the boat appear out of trim when it is not. The balsa sandwich is only in the deck, not in the hull, so significant water saturation there would be easy to notice but limited in effect.

I can emphasize what Mike says. I notice a significant difference just in handling since I removed the A4 - I had a 4 stroke outboard on also. Filling the watertank makes a noticable difference in handling. If you have a significant amount of chain, I would move it closer amidship. Check all those spaces under the forepean, never know what you will find!
