Sail Measurement MKV

I am currently looking to purchase a used genoa and main for my C&C 27 MKV. I have been using the measurements on the site which give me a main luff of 30.5' and main foot of 10.75'.  I received a couple of leads but I was not sure about the measurements. The Owners were previous MKV owners that had kept some sails when they sold there boat. The measurement I was given for main was 29' luff, 10' 4" foot and a 31 foot leach.  I thought at first this was wrong but then I checked my existing main and it matched up almost exactly.  Are the measurements from the factory only guidelines.  I guess its like the wood cutting rule measure twice cut once. In this case I should have measured twice before looking for sails. 
I am also looking at a used genoa with a Luff 34', Leach 32'10", Foot 16'. As I am thinking of switching from Roller furling does this measurement match up with the other MKVs out there

The max demension for your main is
Luff 30.5  Foot 10.8
That's the measurement from the gooseneck to the black band at the top of the mast and the end of the boom.
The actual sail, measured on a floor, will be shorter than that because it is made to be stretched while in use.
The foot measurement of 10'4" looks just perfect.  The luff @ 29 feet seems a bit short - if you are in doubt get them to measure again while stretching the sail as much as they can by hand.  If they get anywhere near 30 feet it is probably fine, since you will stretch it more on the mast.
For the genoa, check the LP - that's the Length Perpendicular.  Measure from the clew to the shortest distance on the luff - at the point at which the tape meets the luff the tape will form a 90deg angle with the luff.  Genoas are cut to a percentage of the J deminsion.  On a MKV the J is 10.08", so a standard 153% genoa would have a LP of 15.42".  For a number 1 genny you want at least a 153%, or maybe a 163% (which will cost you a 3 penalty in PHRF, but will be worth it)

I went and measured my mast again which confirmed 30' 6" from gooseneck to black band. I must have a short main sail or its mighty shrivelled up. In any event I am thinking of a new one. Does a larger roach and full battens make a big difference.
I am still not sure of the luff length of a jib this seems to be eluding me, as the mast is down and hard to measure.  The one sail I did find from a C&C 27 MKV has only a 34 luff. this seems short.

My 3 year old Quantum main has a "larger roach" - the top two battens are full, with a loose foot.  We definitly got faster with the new main, but I expect the shape improvement means a lot more than the roach.  It is a pain-in-the-ass to tack or gybe in less than 7 knots because the battens hang up on the backstay - still, I like it anyway and it is fast.
My list of things to do to make the boat go fast, in order of what makes the most difference, is
new # 1 Genoa - nothing is more important than the headsail
smooth bottom, keel, rudder
mainsail
